The Latino real estate market in Georgia
Georgia is not just growing. Between 2000 and 2015 its Latino population grew 118%, the fastest rate in the country — ahead of Florida (86%) and Texas (60%). Metro Atlanta alone went from 268,851 to 547,400 Latino residents in a single decade, and the Atlanta Regional Commission projects another 150% growth between 2010 and 2040.
That growth is young and forming households now, which is what turns population into transactions. Nationally, Latinos drove 92.6% of all new household formation in 2025 and accounted for 139.6% of total U.S. homeownership growth — without them, the national count would have fallen.
And Georgia just made the entry easier. On July 1, 2025 the Georgia Dream Peach Advantage program went live, expanding down payment assistance to between 2% and 5%, with a 0% down payment assistance option paired with a reduced first-mortgage rate. Any borrower who qualifies for a standard Georgia Dream loan can apply. If your buyer walked away last year because of the down payment, the math changed.
