Underneath that sit the paths that decide who buys: USDA at 0% down in eligible rural areas — which includes parts of Marion, Polk and Osceola — county programs like Osceola SHIP and Polk County HANDS, and ITIN options with specific lenders, typically 15-20% down and two years of tax returns. An agent who can map a buyer to the right path stops losing them at the down-payment conversation.
